A thorough inspection is about more than just finding flaws; it’s about understanding the health of your property. Here’s an overview of the major components I analyze and assess to provide the objective, technical insight you need to move forward with confidence.

Roof

The roof is one of the most important parts of the home. I examine the roof coverings, vents, skylights, chimneys, flashing, gutters, downspouts, and the overall structure of the roof.

Exterior

I inspect the property grading, driveway, exterior walkways and steps, doors, porches and decks, windows, siding, paint, and other exterior elements of the home.

HVAC

I inspect the heating and cooling systems including ducts, filters, furnaces/boilers, air conditioning units, and thermostats.

Electrical

I inspect visible interior and exterior electrical systems including service drops, masts, meters, grounding, branch wiring, receptacles, and related components.

Plumbing

I check fixtures for proper flow and drainage, including sinks, tubs, showers, toilets, and hose bibbs, looking for leaks and other flaws. I also inspect hot water heaters, waste, and vent systems.

Appliances

I inspect built-in appliances to ensure they are functioning properly. This includes stoves, ovens, dishwashers, and microwaves. I check for proper installation, operation, and overall condition.

Interior

I inspect the interior spaces of the home, including wall, ceilings, floors, doors, windows, stairways, and railings. I check for signs of damage, and overall condition to ensure a safe living environment.

Basement & Foundation

I inspect basements, crawl spaces, and foundations for moisture intrusion, structural issues, and overall integrity, including walls, floors, support beams, insulation, and ventilation.

Attic
